Investor Day

A different kind of property day

Most property events focus on the next deal.

This one doesn’t.

It’s designed to give you space to step back and think clearly about:

  • what you already have

  • what you’re trying to build

  • and what actually makes sense next

This is not a seminar.

It’s a small group of investors working through real situations, decisions and opportunities together.

Next Investor Day

Edinburgh — 11th May

This session will include:

• small group discussion and strategy session
• current market perspective
• real deal and portfolio conversations
• guest session with Federico Sanna (DeepSourcing)

Guest Session — Federico Sanna (DeepSourcing)

For this Investor Day, I’ve invited Federico Sanna, founder of DeepSourcing.

DeepSourcing is a sourcing company using AI to identify and access property opportunities.

I’ve personally used them to secure my last three projects in Basildon, so this is a chance to hear directly how those deals are being found and structured.

Federico will share:

• how they are sourcing opportunities in the current market
• what they are seeing on the ground
• how deals are actually coming together in practice
• where they are finding value right now

This is not theory — it’s a view into what’s working now.

Who these Investor Days are for

These days tend to work best for people who:

  • already own property or are actively investing

  • have capital (or access to it)

  • have done some training but want to apply it more clearly

  • feel there are options, but aren’t sure what makes most sense

  • want a more thoughtful, strategic approach

Some people attend early in their journey.

Others come when they already have a portfolio and want to step back and review it properly.

What we cover

Each day is shaped around the group, but typically includes:

 Market perspective

A grounded view of what’s happening now and what that means in practice.

A broader understanding of your assets

Moving beyond “which strategy” to:

• what you already have
• what you’re trying to build
• how to structure things so they work

Real scenarios

We work through real situations brought by attendees:

• current portfolios
• potential deals
• structuring decisions
• next steps

This is where a lot of the value sits.

 Financial architecture

How to think about:

• income vs growth
• use of capital
• recycling funds
• working with investors
• longer-term structure

Site visits (on selected days)

Some Investor Days include site visits.

Recent and upcoming examples include:

Serviced accommodation review — Manchester
HMO site visits — Basildon and Leeds

These give you the opportunity to see how decisions translate into real projects.

Details are shared in advance for each specific day.

Format

  • Small group (typically 6–12 people)

  • In-person, relaxed and conversational

  • Lunch and refreshments included

  • Hosted in Edinburgh

Why people attend

People often come expecting information.

What they tend to leave with is clarity.

Clarity about:

  • what they’re trying to build

  • what makes sense next

  • and what doesn’t

Investment

Standard price: £250
Previous attendee / priority booking rate: £195 (Available until 12th April)

A final note

These are small, focused days.

They are designed to be thoughtful rather than high-pressure.

If that’s the kind of environment you prefer, you’ll likely find them valuable.
